Underwriting Process, Conditions and Closing Disclosure when buying your first home Now that your file is complete, we are ready to submit your loan to the underwriter for a formal approval. The approval will contain additional requirements being requested by the underwriter. It is very important to submit those documents in a timely manner to ensure a smooth transaction and a closing on time. In addition you will receive your closing disclosure outlining your final cash to close after any applicable credits, as well as your monthly payments. Signing this document on time, will allow the 3 day waiting period to begin, ensuring there will be no delays with your closing. While we wait the 3 days, we also wait for the clear to close from the underwriter, and begin coordinating the closing date and time.
