In this video we take a look at the BRRRR strategy, a method that investors have been using for a long time. More recently it was given this acronym by Brandon Turner of Bigger Pockets. David Greene (also of Bigger Pockets) recently wrote a book on it.
BRRRR investing stands for Buy, Rehab, Rent, Refinance, and Repeat. The beauty of this strategy is that if you do it perfectly, you don't leave any money in an investment property.
For example, if you buy a property for $100,000, fix it up for $60,000, and it then appraises for $200,000 (and your lender allows just 20% to be kept in the property), then you've just successfully BRRRRd that rental property. Onto the next one!
It is a little tough to do successfully for every property, but it's a great way to accelerate your purchase of rental properties.
